What does Bay Estate Agents charge to let and manage a property?

Bay Estate Agents' published fee schedule puts fully managed at 15% inc VAT (12.5% + VAT) of the rent. On top of that, a managed property carries a set-up fee of 54% of a month's rent (minimum £420 inc VAT), and a let-only service is charged at 60% of the first month's rent (minimum £600 inc VAT). Morgan Jones charges 10% + VAT (12% inc) for full management, and a flat £295 + VAT letting fee, the same whether you take let-only or full management.

How much would you save?

On a property let at £750/month, full management works out at £90/month with us (12% inc VAT) against £112.50/month with Bay (15% inc VAT). That's around £270 a year on the management fee, before Bay's 54%-of-a-month set-up fee, where ours is a flat £295 + VAT.

Is there a tie-in or exit fee?

Not with us. You can end our appointment on one month's written notice, with no minimum term and no exit fee. Bay's published terms carry an early-exit charge of up to £420 inc VAT (or the equivalent of the remaining management fees). We make switching straightforward instead.

Do you get less for the lower fee?

No. Our full management covers finding and referencing contract-holders, the occupation contract, rent collection, arrears chasing, maintenance, inspections and Welsh compliance under the Renting Homes (Wales) Act. Both firms protect client money and are members of The Property Ombudsman. The difference is a lower management fee, a simpler up-front fee, and a simpler schedule overall.
