What does Dawsons charge to let and manage a property in Swansea?
Dawsons' published landlord fees put full management at 18% inc VAT of the rent, and rent collection at 12% inc VAT. A tenant-find (let-only) service is charged at two and a half weeks' rent, with a minimum of £450. Withdrawing part way through a fixed term carries a penalty of 120% of six months' management fees. Morgan Jones charges 10% + VAT (12% inc) for full management, 6% + VAT for rent collection, and a flat £295 + VAT to find a contract-holder, with no tie-in.
How much would you save?
On a property let at £750/month, full management works out at £90/month with us (12% inc VAT) against £135/month with Dawsons (18% inc VAT). That's £540 a year back in your pocket for the same job. On a higher rent, the gap widens.
Is there a tie-in or exit fee?
Not with us. You can end our appointment on one month's written notice, with no minimum term and no exit fee. We only recover costs we've actually incurred if you pull out before a contract-holder moves in. Dawsons' published terms tie a fixed-term landlord in with a 120% of six months' fees withdrawal charge. We'd rather keep landlords by doing a good job than by tying them in, which is why we make switching straightforward.
Do you get less for the lower fee?
No. The lower fee isn't a stripped-back service. Our full management covers finding and referencing contract-holders, setting up the occupation contract, rent collection, arrears chasing, maintenance, inspections and Welsh compliance under the Renting Homes (Wales) Act. Both firms protect client money and are members of The Property Ombudsman, so your money's equally safe either way. You get the full service for a lower fee because we run a leaner operation, not a lighter service.
